In this week’s episode of Financially Wise TV, I uncover the FOUR steps you need to take so that buying a home a breeze.
Even if purchasing a home feels like a far fetched idea... start strategizing these four tips now to set you up for success for when you are ready to take the house buying leap.
1. Take a really good look at your budget long term.
Can you start automatically putting money into a savings account over the next 1, 2, or 3 years? If you haven’t been gifted any type of down payment fund, getting a down payment plan in order is a great first step.
Also, How much of a mortgage payment are you willing to spend?
Realistically look at your finances. What payment could you cover without feeling strapped for cash. Don’t forget to factor in things like HOA fees if you are planning on buying a condo or town home.
Finally, is the mortgage payment you can afford even realistic given the prices of homes in the area you want to live in? If not, maybe consider finding a less expensive area that is potentially up and coming or saving for a longer period of time so you can have a larger down payment.
2. Find the right mortgage lender.
Finding the right fit is key when it comes to a mortgage lender. There are many different avenues you can take. We found a great article here on some good steps to get started on to find the right mortgage lender for you.
3. Find a realtor you trust.
Find a realtor you like and trust to go on the home buying journey with you. Make sure its someone that has experience with your particular circumstances. The best way to do this is to start talking to people you know who already own s home and ask for referrals. Or you can talk to a financial professional as they usually have some good references in their contact list.
4. Invite me to your housewarming party.
I’d love to see the manifestation of all your efforts, so invite me to your housewarming party! But really, make sure you celebrate. Buying a home is the biggest purchase most people ever make in a lifetime, give it its due.
